Student rental property in Waterloo wins green certification
Thursday, January 12th, 2012The Record’s Jeff Hicks wrote on January 11, 2012 that 116 University Avenue has received LEED Platinium certification for his Waterloo student rental property. There are 25 students that rent at this property and it is managed by Domus Student Housing. The one bedrooms rent for $655 a month plus hydro but internet and utilities are included. “Ilic will pay more to heat his own home than to warm this student residence, where each unit has 4 to 5 bedrooms with common living and dinning rooms,” wrote Mr.Hicks. Waterloo Councillor Mark Whaley said,”Ilic is going to be able to make a business case with respect to savings over the long term. In the end, he’ll recoup his investment and the people who live there will live in a quality green building.”

Waterloo Rental Licensing Meetings
Monday, January 2nd, 2012Waterloo Rental Bylaw begins April 1, 2012
The City of Waterloo’s Rental Housing licensing program begins April 1, 2012. Those wanting to apply for a licence on April 1, 2012 should contact the Electrical Safety Authority in advance to arrange for inspection and obtain their certificate.
Electrical Safety Authority can be contacted at www.esasafe.com or by calling 1 877-372 7233.
Applications for rental license can include passed ESA certificates completed within 6 months of submission.

Wednesday, December 28th, 2011CMHC’s rental market report for Kitchener CMA for FAll 2011 is now out. The average vacancy rate in Kitchener moved to 1.7% the lowest since 2001. There has been more students moving into the area and there are more young adults renting and less movement into homeownership and that has led to a decrease in the vacancy rate. The 2 bedroom vacancy rate is 1.6% and the one bedroom vacancy rate is 1.5%. 30% of the population in the Kitchener CMA are people aged between 15 and 24 and they have a high propensity to rent. In Kitchener, the average rent for two bedroom rentals will increase to $916 and that is more than the Canadian average rent of $883. The availability rates have decreased to 3.4% from 4.5% and that means fewer tenants have given notice to their landlords that they are moving out. Future landlords should also note that rental apartments above $900 has very low vacancy rates because the demand from young adults and downsizing babyboomers are attracted to these higher end units. Also, newer buildings have a lower vacancy rate of 0.4% and that is for buildings built after 1990. There were 268 condominium apartments that were completed between Oct. 2010 and Sept. 2011. The vacancy rate will be moving to 1.9% in 2012 as more apartments and condominium projects come on line.
The High Tech Sector is Hiring!
Wednesday, December 14th, 2011There was a very interesting article in the Record on Monday Dec. 12th, 2011 by Terry Pender. The rumours around town that there are over 1000 tech jobs that need to be filled was verified by this article and many of the people interviewed in the article. The local area unemployment figures of 6.8% are much lower than the national and provincial averages. In the article, lain Klugman the head of Communitech said,” There are more than 1000 vacant high tech jobs in this region’s high-tech sector, highlighting the need to attract and retain creative-class workers.” He goes on further to say, “Everyone is hiring”. Communitech has done a study on attracting and retaining talent that is expected to be finished in the coming weeks. In my opinion, this is a good thing because as a Realtor I can see that Waterloo Region is in transition from a manufacturing based economy to an information based economy. In the years to come this area is going to need to attract creative minds and retain them because other Intelligent communities around the world are also competing for these types of workers. Several reviews of this article were very harsh, but in my view unrealistic. Waterloo Region has come along way over the past 10 years and has grown and is doing its best at all levels of government to adjust to the growth the best way it can. No place is perfect and I don’t think there is a Utopia but I like living in Waterloo Region because it is affordable, there are lots of opportunites to advance yourself, there are lots of things to do here in your spare time. Moreover, the community has a strong sense of Entrepreneurism, Leadership and generosity. This article is very good for people who are looking for a job in Kitchener-Waterloo. Christie Digital is trying to hire 20 more people in Kitchener-Waterloo. Techies like the LRT and there are more housing options in Uptown Waterloo and Downtown Kitchener than before. There are several condominium and lofts in KW that are being built to house these new workers like at the Arrow Lofts, Bauer Lofts, Seagrams Lofts, The 42, Park 144, Red Condominiums, Silver Thread Condominiums, the Belmont Village Condominiums.

850 New Homes Proposed for Breslau
Wednesday, November 23rd, 2011In the Record on November 23, 2011, Ashley Csanady wrote that Guelph Based Thomasfield Homes has proposed a 135-hectare development that would offer more than 850 residential properties and house about 2200 residents. There will be a mix of apartment style, townhouse and single-detached homes according to the proposal.
A proposed Go Transit Station would anchor the new development at one end. Bill Green, a principal planner for GSP group that designed the community said, “The majority of the homes would be built within 800 meters of the station”. He expects the station to progress alongside the rest of the development and be operational sometime in 2015.
Green went onto say, “The main focus for the mix uses is to reduce the number of automobile trips. He envisions a bank, pharmacy, small grocery store and cafes in the retail space.”
In a side note from me, the Real Estate Investment Network encourages investors to buy real estate that is within 800 m of a major transportation change like a new GO Transit Station.

Revised LRT Train Route in Waterloo
Thursday, November 10th, 2011Waterloo Regional Councillors have revised the route for LRT transit in downtown Waterloo with a 11-0 vote on Tuesday Nov. 8th, 2011 according to Jeff Outhit from The Record. The new route will maintain Northbound trains on King St and Southbound trains on Caroline St, but switches trains to the west side of Caroline. Moreover, the route will relocate Northbound trains to the spur line beside Waterloo Town Square rather than using Erb Street and adds stations in both directions at Allen and King Streets. The other Southbound station will be in front of the Seagrams Lofts on Caroline. One Northbound station will be next to Allen Square and the other closer to Waterloo Town Square and other Waterloo Condos and Lofts. There will be a Southbound station at King and Allen and both trains will go past the Bauer lofts and Red Condominiums. Trains are expected to make tracks in 2017 between Conestoga Mall in Waterloo and Fairview Park Mall in Kitchener.
