Kitchener is the best at providing services

Jeff Outhit reported in the Record on Sat.Feb. 18th 2012 that Kitchener is still the best when it comes to providing services according to an annual survey of cities in Waterloo Region.   Kitchener provides the highest level of service and is in a tie for the lowest cost.  Cambridge provides a middle level of service and is tied for the lowest cost and is second.  In third place, Waterloo provides the lowest level of service and at the highest cost.

The Mayor of Kitchener Carl Zehr said, “Obviously I’m pleased with the results.  It confirms the approach that we have been taking here in Kitchener as being a responsible approach in terms of high quality of service at the lowest possible cost.” Here is the full story: http://www.therecord.com/news/local/article/673535–kitchener-is-best-at-providing-services-again

CIBC says Waterloo Region Ranks 3rd in Economic Activity

According to CIBC the KWC census metropolitan area ranks third in economic activity among Canada’s 25 largest communities with a score of 18.0.  Toronto was ranked first and Edmonton was second with scores of 23.0 and 20.0 respectively.  Waterloo Region’s high economic activity score reflects the strong population growth, relatively high quality of employment, strong growth in construction activity and low levels of personal and business bankruptcies.  The banks Metropolitan Economic Activity Index measures 9 macroeconomic variables.

KWC Commercial Real Estate Market good despite RIM’s woes

Colliers recently stated at the firm’s annual market outlook that despite RIM’s potential decline the region’s economy is diverse enough to weather the storm, agents with the commercial real estate firm stated.

Chuck Howitt from the Record mentioned that the Kitchener office vacancy rate is 14% compared to Cambridge’s 24%.  John Lind state,”Yes, RIM is dear to us, but if it declines, we will be OK”.  Bentall Kennedy, another major North American developer and property manager, acquired a big industrial building erected by Hopewell Developments near Pinebush and Townline roads in Cambridge and also purchased 15 hectares and is now building a 160,000 square foot industrial building on spec, he said.

Students plan Downtown Kitchener

There was a really good article about in the Record today  by Terry Pender about Urban planning students from U of W working on plans for downtown Kitchener’s Warehouse District.  Some students believe that the City should make more underground parking garages.  Moreover, they would use the surface parking lots for mixed use higher density type of properties.      In the next 20 years, Kitchener expects to add 15,000 new jobs within a 10 minute walk or 600 meters of that central station which is across the street from the Kaufman Lofts and down the Street from City Centre Condominiums.  This area is a great place to invest in real estate.

Student Plan for Warehouse District

850 New Homes Proposed for Breslau

In the Record on November 23, 2011, Ashley Csanady wrote that Guelph Based Thomasfield Homes has proposed a 135-hectare development that would offer more than 850 residential properties and house about 2200 residents.  There will be a mix of apartment style, townhouse and single-detached homes according to the proposal.

A proposed Go Transit Station would anchor the new development at one end.  Bill Green, a principal planner for GSP group that designed the community said, “The majority of the homes would be built within 800 meters of the station”.  He expects the station to progress alongside the rest of the development and be operational sometime in 2015.

Green went onto say, “The main focus for the mix uses is to reduce the number of automobile trips.  He envisions a bank, pharmacy, small grocery store and cafes in the retail space.”

In a side note from me, the Real Estate Investment Network encourages investors to buy real estate that is within 800 m of a major transportation change like a new GO Transit Station.

Revised LRT Train Route in Waterloo

Waterloo Regional Councillors have revised the route for LRT transit in downtown Waterloo with a 11-0 vote on Tuesday Nov. 8th, 2011 according to Jeff Outhit from The Record.  The new route will maintain Northbound trains on King St and Southbound trains on Caroline St, but switches trains to the west side of Caroline.  Moreover, the route will relocate Northbound trains to the spur line beside Waterloo Town Square rather than using Erb Street and adds stations in both directions at Allen and King Streets.  The other Southbound station will be in front of the Seagrams Lofts on Caroline.   One Northbound station will be next to Allen Square and the other closer to Waterloo Town Square and other Waterloo Condos and Lofts.   There will be a Southbound station at King and Allen and both trains will go past the Bauer lofts and Red Condominiums.   Trains are expected to make tracks in 2017 between Conestoga Mall in Waterloo and Fairview Park Mall in Kitchener.

Housing Starts up in Waterloo Region

There were 451 housing units started last month according to CMHC.  There was a 164 unit rental apartment building on Fallowfield Drive in Kitchener, an 89 unit condo project on Laurelwood Drive in Waterloo, a 66 rental unit on Glasgow Street in Kitchener and a 27 unit rental apartment building on University Avenue in Waterloo.

According to Erica McLerie, a senior market analyst with CMHC, ” starts of rental apartments and condos rose due to increase in demand from students, immigrants and baby boomers.”

The ecoENERGY grants are back for Retrofit – Homes.  The maximum federal grant is $5000 for applications received since April 2007.  If you have participated before April 1, 2011, and have not received the maximum amount for your current property, you can submit one more application for additional improvements after June 6th, 2011.

First register with Natural Resources Canada (NRCan) at:

2) Hire a local service organization licenced by NRCan to perform a pre-retrofit energy evaluation. (ie) REEP in Waterloo Region, 519-744-9799.

3) Choose, purchase and install eligible measures and keep your receipts.  The more upgrades you do the more money you can receive.

4) Post-retrofit evaluation.  Complete the renovations and obtain a post-retrofit evaluation no later than March 31, 2011.  You must show all your receipts.
